HOME & APARTMENT RENOVATIONS / WAITARA

Love your Waitara location. Enjoy your home more.

A better home is not always a bigger home. It might be a kitchen that is easier to use, a bathroom with thoughtful storage, or a layout that makes a compact space feel calmer. Tell Elite Additions what is not working in your Waitara home, and let’s discuss the possibilities.

Look beyond the apartments and an older Waitara appears.

One-acre blocks behind familiar street names.

In 1902, land between Myra and Romsey streets, Junction Road and Peats Ferry Road was divided into one-acre blocks. The last two roads are now Edgeworth David Avenue and the Pacific Highway. Today’s street pattern holds traces of a different scale of suburban living. [1]

Wentworth Avenue and the years after the war.

Houses were built in Wentworth Avenue after the First World War, and more land around Waitara Park was subdivided in 1925. War service homes also formed part of Waitara’s postwar development. These are neighbourhood milestones, not a dating guide for every surviving house. [1]

The railway helped set the scene.

Waitara station opened in March 1895, the last station to open on the North Shore line. The convenience that draws people here today has deep roots in the suburb’s development. [1]

A home that works harder, whatever its size.

For an apartment, that might mean a kitchen with a clearer work area, a bathroom with useful storage or a more considered laundry. For an older detached home, the opportunity could be reconnecting the living rooms or investigating an extension. Tell us your property type first, then the change you would like to feel. We will discuss project fit and the information needed to take the idea further.

A renovation approach that reflects Waitara.

Apartments made up 89.3% of Waitara’s occupied private dwellings in the 2021 Census; separate houses accounted for 8.8%. That makes the building itself—and any strata arrangements—central to many local renovation conversations. For a detached house, extensions and first-floor additions require a different assessment.

Make the kitchen work harder

Consider storage, bench space, lighting and the relationship to dining and living areas. In an apartment, existing services and building requirements need to inform the layout.

Plan a better bathroom

Bring together the practical details: shower layout, storage, lighting and waterproofing. A bathroom renovation needs a defined scope, including the approvals relevant to your building.

Explore options for a detached house

If you own a freestanding Waitara home, an extension or additional level may be worth investigating. Start with the existing structure, site and the space you actually need.

Know the building requirements before you start.

Waitara is in Hornsby Shire. For strata work, NSW guidance distinguishes cosmetic, minor and major renovations. Work involving waterproofing or structural changes is not treated like a simple cosmetic refresh. Discuss the scope with your strata manager or owners corporation and establish any required approvals before work begins.

Know what matters for your address.

For house extensions, check property planning controls, heritage and bushfire mapping as applicable. Strata permission and planning approval are separate matters.

DA, CDC and the next step for your Waitara home.

For an apartment, establish the strata requirements and whether the scope needs registered design or building practitioners before construction is agreed. For a detached house, ask whether the proposal needs a DA or can use a CDC. The approvals discussion should follow the building and the scope.

A CDC is a complying development certificate; a DA is a development application. Explore the NSW approval pathways and confirm what applies to your proposed work.

What shapes your budget and timing?

Lift bookings, delivery routes, working hours, noise arrangements and protecting shared areas can affect how an apartment project is organised. Tell us about the building’s renovation rules early so the discussion covers the work behind the finished photographs.

Timing also depends on design, approvals, selections and the agreed construction scope. We will discuss those stages in relation to your project.

Questions about building in Waitara.

Does a bathroom renovation need strata approval?

A bathroom project often involves waterproofing, which NSW guidance places outside minor renovations. The exact scope and the scheme’s by-laws need review with the owners corporation or strata manager before work starts.

Can we move plumbing or remove walls in an apartment?

It depends on the structure, services and common property. We need to understand the building and proposed changes before confirming feasibility. A layout that looks simple on paper can involve work beyond the apartment’s internal finishes.

Can you assess whether our project is a good fit?

Yes. Start with your Waitara address, whether it is an apartment or house, the rooms involved and any strata documents or plans you already have. Scott can discuss the next step and what further information is needed.
