RENOVATIONS • EXTENSIONS • ADDITIONS / PATONGA

A careful next chapter for your Patonga home.

A Patonga renovation can improve comfort and space while keeping the qualities that drew you to the village. Elite Additions helps you investigate extensions, layout changes and outdoor connections with a realistic view of the house, access and site conditions.

A compact settlement with very different edges

Council’s scenic reference describes Patonga as a traditional river settlement with a compact village form. Its local character material also describes hillside homes on moderate to steep land, including mid-century coastal bungalows on piers with verandahs, later pole-frame buildings and properties reached by steep drives or parking near the street.

The hillside description should not be applied to every house in the lower village. First identify the property’s particular setting and how its original structure has changed. A retained cottage and a later elevated home need different investigations.

Local research and property-check sources

Keep the scale that makes the house comfortable

Before extending, list the rooms that fail to work and the outdoor areas you use most. A kitchen relocation, better storage or a sheltered connection to a verandah may improve daily life without a large new footprint. Test a modest addition against the retained house in both plan and section.

For an elevated home, the stair route and the space beneath the house deserve early attention. Do not assume an existing pier or support can carry new loads. Have the structure and proposed connections investigated before committing to an upper-floor or deck extension.

Start with your property.

Tell us your suburb, the changes you are considering and whether you have plans. Scott can discuss the next information needed for your project.

Match investigations to the village or hillside site

For lower land, obtain current flood and drainage information and establish proposed floor levels. For a hillside, investigate ground conditions, retaining works and access. Check relevant bushfire, biodiversity, tree, heritage and coastal information for the address rather than assigning one set of conditions to Patonga as a whole.

Use Central Coast Council’s current planning controls and advice from the relevant professionals to assess the approval route. Historical character references help explain the settlement; they should not be used as a stand-alone construction specification.

Logistics are part of the project, not an afterthought

If the property is reached by steps or a steep drive, measure the route for materials, equipment and waste. Identify safe storage and protection for the retained home. For a house used intermittently, discuss security and weather protection as part of the construction sequence.

Bring photographs, a survey if available, existing drawings and your priorities. We can discuss scope and availability before arranging the next step. The Berowra Heights extension below offers a genuine example of challenging-site work, but its specific bushfire classification is not a rating for your Patonga property.

Questions about your Patonga project.

Can we retain a cottage and add a modest living area?

That can be investigated. Consider the significant features, structure, levels, light and outdoor space, then assess the addition against the property’s current controls.

Is a hillside deck just a carpentry job?

Not necessarily. Support, ground conditions, drainage, access and approvals can be substantial parts of the scope. Resolve those before selecting the visible finishes.

Can a BAL rating be taken from a nearby project?

No. The applicable assessment must relate to your property and proposal. Another project can illustrate an approach, but its rating and details are not transferable.
